Introduction

The Midwood neighborhood in Brooklyn Community District 13 is a stable residential community containing a sizeable R2 district characterized by large single-family homes on modest-sized lots. The R2 district is generally bounded by Avenue I on the north, East 21st Street on the west, East 29th Street on the east and Avenue O on the south. Family size has been growing in the area in recent years as younger families have bought homes in the community. A segment of the community has expressed interest in expanding their homes, especially into the rear yard. Existing zoning, however, mandates a 30 foot rear yard. These residents have suggested that their blocks be rezoned from R2 to R2X in order to address this issue and to provide them with additional floor area. However, the R2X district which permits a single-family home to extend ten feet into the 30 foot rear yard and to reach a maximum FAR of 1.02, can only be currently mapped within the Special Ocean Parkway District.

This study provides an analysis of the existing R2 district in Midwood and includes a review of possible zoning options to address the needs of this community
