516 Bergen Street and 542 Dean Street are located within a block of each other in Prospect Heights under Brooklyn’s Community Board 8. The sites are located near a major commercial corridor on Flatbush Avenue and are well served by neighborhood amenities and services. Other notable landmarks in the area include the Barclays Center, Atlantic Yards, Prospect Park, Fire Engine 219 and Police Precinct 78. The sites are also served by many high performing schools and are in a transit rich area. This RFP is part of the HPD’s Seniors First Initiative which is a strategy to create and preserve housing for seniors. The City has committed to develop 80-100 senior units as part of this RFP. HPD is recommending rezoning both sites in order to accommodate feasible affordable housing on both sites, including senior homes on the 542 Dean Street site and to provide homes for another population in need on the 516 Bergen Street site. The rezoning and the building design of the future affordable housing would be contextually sensitive to the existing neighborhood.
516 Bergen Street (Site A) is approximately 17,051 square feet and located on the south side of Bergen Street between 6th Avenue and Carlton Avenue. It is next to two-story commercial buildings and parking lot, and across the street from the Dean Street Playground.
542 Dean Street (Site B) is an approximately 17,145 square feet site and located on the south side of Dean Street between 6th Avenue and Carlton Avenue. It is between the Dean Street Playground and four-story residential buildings and across the street from several four-story and a nine-story residential building.
