About the Home Support Unit (HSU)

Work with the City of New York to lease your apartment!

The Home Support Unit (HSU) works with landlords, real estate brokers, and property managers in New York City and the surrounding areas to lease vacant apartments to New Yorkers with housing subsidies residing in NYC shelters.

HSU can help participating landlords and brokers navigate the rental process by:

• Arranging viewings for New Yorkers with housing subsidies residing in NYC Shelters.
• Assisting with leasing paperwork.
• Coordinating financial incentives for placing qualifying tenants into stable housing.
• Helping to answer payment questions and to assist with other issues that arise during and after tenancy.

Property owners who lease vacant apartments or rooms through HSU may receive:

• Broker's fees of either half of one month's rent or 15% of annual rent.
• First month of rent in full and optional three months of subsidy payments paid up front.
• Security Voucher (equivalent to one month’s rent).
• Access to the Special Supplemental Assistance Fund (SSAF) which covers up to $3,000 in damages and rent arrears not already covered by the Security Voucher for CityFHEPS tenancies.

Benefits of Renting with the City

By leasing your vacant apartment or rooms through the Home Support Unit (HSU) you may be eligible for the following*:

1. 15% Broker's Fee
2. First month of rent in full and 3 months of subsidy payments paid up front
3. Security Voucher (equivalent to one month's rent)
4. Access to the Special Supplemental Assistance Fund (SSAF) – covers up to $3,000 in damages and rent arrears (on top of the security voucher)

* These incentives may apply to the City Fighting Homelessness & Eviction Prevention Supplement (CityFHEPS), Family Homelessness & Eviction Prevention Supplement (FHEPS); Special One-Time Assistance (SOTA) leases are not eligible for up-front payments. Additionally, room rentals are eligible for a 15% broker fee, a security voucher, and the Special Supplemental Assistance Fund (SSAF) only.
